Building is Recently Debuted Addition to Developer's Acclaimed City Centre District in Houston

HOUSTON, TX — Houston-based Midway, a privately owned, fully integrated real estate development and investment firm, has received LEED Silver certification for CITYCENTRE THREE. The LEED Green Building Rating System is the national benchmark for the design, construction, and operations of high-performance green buildings.

Located at the western gateway of the award winning CITYCENTRE district in west Houston, the project debuted last fall with inaugural tenant, Texas A&M University’s Mays School of Business. The positioning of the structure created a shared plaza area with Hotel Sorella to the east.

Designed by Munoz + Albin, the six-story, Class A building features a total of 124,000 square feet with 17,000 square feet of ground floor retail. Kirksey served as the project architect, and Hoar Construction was the contractor.

Components of the project which led to the certification include:
• The irrigation water use is less than half that for a typical property of the same size.
• All water fixtures are low-flow fixtures, including ‘pint’ urinals, low-flowtoilets and autosensor lavatories.
• Efficient lighting reduces the power density by 15%.
• Energy saving measures included high performance glazing, an efficient HVAC system with  dedicated outdoor air and variable frequency drives on air conditioning units and pumps.
• Renewable energy is purchased for 35% of its electricity use.
• Low-emitting paints, adhesives, sealants and composite wood were used to ensure indoor air quality.
• Educational signage informs visitors about the green features.
• Green cleaning strategies are utilized by the janitorial services company.
