    Houston-area commercial construction costs have held steady over the past year, according to an annual report by the Kirksey architecture firm. Some materials and transportation costs are starting to rise, but competition for jobs among general contractors and subcontractors has kept prices in check, said Scott Wilkinson, commercial team leader at Houston-based Kirksey.

    Houston Metro Urology celebrated the construction of its new 28k SF facility at 4219 Richmond. We found GC O’Donnell Snider’s Randy O’Donnell and Trey Snider bracketing Kirksey’s Debbie Phillips, Transwestern’s Bobbie Bozarth, and Kirksey’s Avian Caruso and David McLemore. Debbie tells us the site was particularly tight, and her firm designed down to the last square inches. Another challenge was anticipating all options for future growth. It’s no surprise that’s a consideration: This building is itself an expansion from HMU’s adjacent facility.

    There’s lots of talk about zero energy as the next big milestone in green building. Realistically, how close are we to this ambitious goal? At this point, the strategies required to get to zero energy are relatively expensive. Only a few buildings, most of them 6,000 sf or less, mostly located in California and similar moderate climates, have hit the mark. What about larger buildings, commercial buildings, more problematic climates? Given the constraints of current technology and the comfort demands of building users, is zero energy a worthwhile investment for buildings in, for example, a warm, humid climate?
